
Bernard/Allison
Management Services, Inc. was established in 1984 after
the sale of the remaining 5,300 apartments owned by W.R.
Schulz Apartments to the Hall Real Estate Group.
Kim
Bernard was a stockholder and partner with W.R. Schulz Apartments
for 13 years. He was Executive Vice President and
General Manager for six years. His background includes
experience in construction, remodeling, finance and property
operations. He has served as President of the Arizona
Multihousing Association and was Chairman of the Arizona
Multihousing Association political action committee.
Kim holds an Industrial Engineering degree from the University
of Utah , an MBA from Arizona State University and is a
Certified Property Manager.
While
Kim was employed at W.R. Schulz Apartments, he focused on
being sensitive to market conditions and concentrated on
developing the ability to create optimum marketing strategies
which enabled the apartment sites to continually out-perform
the competition, especially during difficult times.
By caring and being concerned about customers, Kim established
an outstanding reputation among apartment renters and within
the business community. This experience translated
into higher occupancies and larger net cash flows than other
properties were averaging in the marketplace.
In
1986, Vicki Allison joined Bernard/Allison as Financial
Vice-President after selling her accounting practice to
a regional CPA firm. Her firm had a client base of
over 500 individuals, partnerships and corporations and
specialized in real estate and professional corporations
with extensive emphasis on tax matters. Her experience
in tax analysis, cash flow projections, managerial accounting,
computerized accounting and financial applications has greatly
added to the capabilities of Bernard/Allison. In 1988,
she became the Administrative Vice-President responsible
for personnel, marketing, training, site administration,
purchasing, property insurance and home office management.
In 1990, she was promoted to General Manager responsible
for supervising the District Managers, Property Supervisors
and administrative and accounting functions. She is
a Certified Public Accountant, holds an Arizona Real Estate
Brokers License and is a Certified Property Manager.
Currently, Vicki is responsible for Bernard/Allison Realty
Group which is the firm’s apartment condominium conversion
company.
From
the beginning, Bernard/Allison grew by attracting primarily
fee management business. Bernard/Allison now operates over
20,000 apartments located in Metro Phoenix, Tucson, Albuquerque,
Dallas and Memphis for a wide array of owners, including
individual entrepreneurs, banks, life insurance companies,
institutions, bankruptcy courts, TICs and syndications.
Kim
Bernard and Vicki Allison have managed the site selection,
design and construction, eventual rent-up and sale of over
10,000 apartments as well as more than 17,000 apartments
that were purchased, renovated, operated and then sold.
Their success is summarized on the graphs included
in Section III which describe their rent-up performance
and occupancy performance on several of the properties they
now manage or have recently managed.
