We offer a unique program in our market.  Our vast experience in property management and renovation management, plus our current experience in condo conversion and sales, adds up to a successful, efficient and profitable ventures.   When all of the pieces in the puzzle are on the same team, working for the same goal and communicating with the same language, projects run smoother.  Condominium conversions have a number of different tasks to complete and we have the experience and enthusiasm to get the job done.

The following briefly summarizes what we do with regard to condominium conversions.

Apartment Property Management Services

a. Maximize rental income during conversion.
b. Maintain site standards.
c. Manage on site staff.
d. Provide full accounting services.

Preliminary Conversion Analysis
a. We determine a preliminary feasibility plan for a potential conversion.
b. Obtain a report that suggests the appropriate initial sale prices of each unit type.
c. Provide preliminary estimate of potential income and expenses that could be expected from a conversion.
  d. We advise owner about risk issues and assist them in obtaining proper insurance.

Conversion Management

a. Work with engineers to create survey, plat and obtain health certificate.
b. Work with owner to submit ADRE Public Report application.
c. Obtain third party reports.
4.

Construction Management Services

a. We determine cost estimates to fix major building components that need repair.
b. We estimate improvement costs for interior and exterior upgrades.
c. We manage the construction phase of the work including contract writing,   
construction draws and payments.   
5.

Home Owners Association

a. Work with attorneys to set up Home Owners Association – Articles of Incorporation, By-Laws and CC and R's.
b. We prepare preliminary Home Owners Association budget including dues structure.
c. We obtain a reserve study and other documents necessary to complete the conversion.
d. We manage the Home Owners Association until it is turned over to the Board of Directors who are elected by the individual unit owners.
e. We draft Rules and Regulations.

Condominium Marketing and Brokerage

a.  We hire and manage the real estate salespeople who actually sell the units and we provide:
i.
Escrow transaction coordination.
ii. Negotiation and management of title company and lendors.
iii. Management of the promotion and marketing plan for the sales effort including, collateral material, advertising, signage, and website.
iv. MLS access if desired.

A full and complete accounting is provided monthly for all of the above.
